Investment Property Acquisition

We actively market your investment property through internet marketing to include the Trinidad Realty Partner website, the San Antonio Board of Realtors’ MLS system providing exposure of your rental property to the world through Realtor.Com, Zillow, Trulia and many other website affiliates.
Each property receives a web page with photos, descriptions and driving directions.
Prospective tenants go through an extensive vetting process that includes the running of credit history, criminal background check and eviction history as well as employment verification and previous landlord reference check.
Once your property is leased to a quality tenant, Trinidad Realty Partners will manage your investment by providing the following services:
Rent is collected and disbursed to the Landlord on a monthly basis and is reflected in a monthly rental statement showing all income and costs incurred for the month. Monthly rental statements are sent electronically and rent payments are made via direct deposit.
All maintenance and repairs are handled by Trinidad Realty Partners. We order and oversee the service calls and disburse payments accordingly always with Landlord written approval. Trinidad has a working relationship with a host of service providers including licensed plumbers, electricians and air conditioning repair services, as well as carpenters, handymen, and interior designers and stagers.
Security Deposits, Cleaning and Pet Deposits are held in a trust account and accounted for in the mnthly and annual rental statements.
Annual Statements along with IRS 1099 forms are physically mailed to the Landlord for the fiscal year providing necessary tax preparation and accounting information.
Automatic bank drafts are set up with the Tenants to ensure timely receipt of payments;
We handle all tenant complaints with personal attention and address them within 24 hours of receiving the service request assuring that our tenants’ needs are satisfied.
We make sure that your property has a “warm touch” at least twice annually through property inspections and/or scheduled maintenance call. This ensures that your property is being well maintained while giving the tenant the opportunity to share any concerns regarding the property’s condition.
